After the project owner receives the final plans with it architectural, construction and electrical sections, he will face many challenges in time management, quality and budget control which contains a lot of work like preparing table of amounts, qualify the contractors and selecting the materials that suits with the architectural and detailed designs for the project.

We have developed many mechanisms to ensure controlling the quality and budget and to optimize the implementation of the project. Also, prepare daily, weekly and monthly reports to our customers in a modern and special way to reflect a level of experience and knowledge of the project management team in alaren.

Functions of project management :-

First: The project management department is working with contractors to develop the executive graphics for all project works throughout the implementation period depending on plans, specifications, systems and materials that are in the prices and specifications book. Also, it includes the drawings, plans, interior design and furniture that will be chosen under the supervision with the owner or who represent him.

Second: In order to prepare specifications and prices book for all the works, the project management is selecting the systems and survey the quantities of the different materials in the project. It also prepares the default budget for the project after receiving your agreement. Then it is given to you after 45 days from signing the project management contract.

Third: The project management qualifies efficient contractors for each work of the project and keeps the first party at knowledge on their offers. Also, they make a recommendation to select the appropriate contractor from them for the owner or his representative to contract with. The project management manages these contracts until the end of the project and follows up with their works until receiving them depending on the specifications of each work in the specifications and prices book as mentioned in the second point.

Fourth: The process of payment that is done by the owner to contractors and the purchase of materials and incidentals (such as Iron, Concrete, Sandstone and others) for the project depends on the work needs and it is done by transferring a monthly payment in checks that is shown as a monthly petty cash from the owner to the project management. This petty cash is corresponding to detailed invoices of purchases and incidentals for the project. The process of monthly transaction is done by an official letter for the transaction, attached to it all related invoices.

Also, the value of the monthly petty cash for the project depends on the estimated value of purchases, incidentals and contractors payments during that month. This purchases and prices are detailed and attached with a request letter for a petty cash at the beginning of each month by the project management, until spending the appropriate amount to the value of purchases, incidentals and contractors payments each month.

Fifth: The project management prepares the timetable for the project from the beginning of digging until the final delivery for the project, and it schedules the contractors on that table.

Sixth: The project management supervises on the construction, electrical, health, mechanical and architectural works through specialized engineers to ensure the quality of works and implement it depending on the specifications and approved drawings that are contained in the specifications and prices book. The project management is committed to their entitlements.

Seventh: The project management provides to the project owner (or his representative) monthly reports of the work progress.

Eighth: It is possible to show the owner or his representative all the contracts, papers and people who represent the companies operating on the project at any time and as requested from the owner to ensure transparency at work.

Ninth: The project management fees for all the above items are a small percentage of the value of the total monthly cost for the project. They are subtracted at the end of each Gregorian month beginning from the drilling for project, and they are agreed upon signing the contract for project management.
